You can now invest in residential property with Raiz!

December 9, 2022

PLEASE NOTE: This blog contains outdated information regarding “Custom” portfolios. These portfolios were replaced by Plus portfolios on 01/08/2023, for more information please read the Plus blog post or the PDS.

The wait is over! Raiz users can now have access to Australian residential property in their portfolio.

With as little as $5 you can gain exposure to our portfolio of ten properties (and counting!).

We believe that everyone should have the ability to invest in property, regardless of their financial circumstance. The Raiz Property Fund has been built with this in mind and offers all users a streamlined and accessible way to invest in what we believe in.

You can invest up to thirty percent of your Custom portfolio in a collective of residential properties all over Australia. Currently, the portfolio includes 10 properties spread across NSW, QLD, SA, WA and ACT.

These properties are leased out to tenants, earning rental income for investors as well as any capital gains. All the properties have been bought outright with cash and without mortgages, eliminating the volatility of interest rate rises.

Each home gets get re-valued every six months with value holdings to investors being updated continually, and new properties are continually scouted and purchased by our in-house property experts.

An easy way to get on the property ladder

Residential property has historically been one of the more popular long-term investments available. Unfortunately, in Australia, residential property is often a difficult investment to get your foot in the door as the initial costs can be extremely high. This often means that young people get left behind while those benefiting from generational wealth or those who bought property decades ago are now benefiting from skyrocketing property prices, particularly in metro areas.

The benefits of the Raiz Property Fund go beyond the rental income and the change in value of the properties over time. Raiz users have the benefit of not being locked into anything compared to other property investment methods. Users can invest, withdraw or change their portfolio allocation at any time without the any of the hassle involved in the traditional model of buying and selling real estate.

How the properties are selected

Our team focuses on what is the right market, looking at the location, suburb demographics and suburb resilience.

The team then look at the physical properties to ensure the building is structurally sound. We’ve ensured that no floorboard creaks go unnoticed by our expert team 😉.

Finally, property characteristics: marketable and desirable for the given location, land size and control over the property title.

So, how can I invest in the Raiz Property Fund?

To add up to thirty percent exposure to residential property investment in your portfolio, head to Invest > Portfolio > Custom and within there you can choose the amount of property (as well as ETFs and Bitcoin) that you would like to include.

Please consider the risks and fees involved before investing – refer to the PDS & TMD for more information.

Important Information

If you have read all or any part of our email, website, or communication then you need to know that this is factual information and general advice only. This means it does not consider any person’s particular financial objectives, financial situation, or financial needs. If you are an investor, you should consult a licensed adviser before acting on any information to fully understand the benefits and risk associated with the product. This is your call but that is what you should do.

You may be surprised to learn that RAIZ Invest Australia Limited (ABN 26 604 402 815) (Raiz), an authorised representative AFSL 434776 prepared this information.

We are not allowed, and have not prepared this information to offer financial product advice or a recommendation in relation to any investments or securities. If we did give you personal advice, which we did not, then the use of the Raiz App would be a lot more expensive than the current pricing – sorry but true. You therefore should not rely on this information to make investment decisions, because it was not about you for once, and unfortunately, we cannot advise you on who or what you can rely on – again sorry.

A Product Disclosure Statement (PDS) and Target Market Determination (TMD) for Raiz Invest, Raiz Invest Super and Raiz Property Fund are available on the Raiz Invest website and App. A person must read and consider the PDS and TMD before deciding whether, or not, to acquire and/or continue to hold interests in the financial product. We know and ASIC research shows that you probably won’t, but we want you to, and we encourage you to read these documents so you know exactly what the product does, its risks and costs. If you don’t read these documents, it’s a bit like flying blind. Probably not a good idea.

The risks and fees for investing are fully set out in the PDS and include the risks that would ordinarily apply to investing. You should note, as illustrated by the global financial crisis of 2008, that sometimes not even professionals in the financial services sector understand the ordinary risks of investing – because by their nature many risks are unknown – but you still need to give it a go and try to understand the risks set out in the PDS.

Any returns shown or implied are not forecasts and are not reliable guides or predictors of future performance. Those of you who cannot afford financial advice may be considering ignoring this statement, but please don’t, it is so true.

Under no circumstance is the information to be used by, or presented to, a person for the purposes of deciding about investing in Raiz Invest, Raiz Invest Super or Raiz Property Fund.

This information may be based on assumptions or market conditions which change without notice and have not been independently verified. Basically, this says nothing stays the same for long in financial markets (or even in life for that matter) and we are sorry. We try, but we can’t promise that the information is accurate, or stays accurate.

Any opinions or information expressed are subject to change without notice; that’s just the way we roll.
